Located in a fishing village in Hong Kong's Clear Water Bay on the southeastern part of the New Territories is the home of Paul Sinnott, an actuarial consultant.

It took three years to secure permission to build the house because of regulations placed on indigenous areas in the New Territories. Construction began in 2007, and the home was completed a year later.

The three-story home has floor-to-ceiling windows on each level that overlook the bay and across to the fishing village. Mr. Sinnott said he used to own a boat that he kept at a marina about 2 miles away.

Mr. Sinnott, who DJs occasionally in Hong Kong, had two turntables and a mixer that occupied the corner of this lounge. The painting above the mantle is by Hong Kong-based artist Simon Birch. Some of the furnishings, including the DJ equipment, have been moved out.

The interior has tile flooring and contemporary European furnishings. A wooden staircase leads from the ground floor to the finished rooftop. There's also a deck off the living and dining rooms.

There are four bedrooms, including this master bedroom on the top floor, which has a walk-in closet and a glass balcony with an unobstructed view of the bay.

There are three bathrooms, including the master one shown here.

Mr. Sinnott owns a holiday property in Italy and a home in Australia. His wife Rebecca and their two children have relocated to Sydney. 'It's for the children's education. I travel back and forth between Hong Kong and Australia,' said Mr. Sinnott, who currently lives in this home when he is in town.

The two children's bedrooms can be converted into one large one by folding the closet wall that divides them.

This bedroom, with a large, wall-mounted theater screen, was used as a playroom

The temperature-and-humidity-controlled wine storage holds up to 600 bottles.

The roof terrace has a six-person Jacuzzi. 'That was more for my wife and I. It's a nice place to relax after a hard day's work,' Mr. Sinnott said.

The closest beach is less than a mile away, and a golf and country club is about 1 ¨ö miles away. 'I think this position is so unique, to have this modern living amongst a fishing village that's been here for decades. I think that's the magic of the place,' Mr. Sinnott said of the property.

The property was initially listed in May 2012 for 48 million Hong Kong dollars (US$6.2 million). Mr. Sinnott has reduced the price since then because the market has softened

It is currently on the market for HK$41.8 million (US$5.4 million) with Hong Kong Sotheby's International Realty agent Andrew Gates.
